The estimate combines the average rent per m² for the selected locality (or barrio) with adjustments for bedrooms, socioeconomic stratum, and amenities like parking, gym, pool, or doorman — based on a sample of real listings, with a ±12% range to reflect normal market variation.
Locality and stratum drive the baseline price per m² the most, since they're the strongest proxies for demand in Bogotá's market. Bedrooms and amenities apply smaller premiums on top of that base.
The dataset currently covers over 12,000 real estate listings across 12 localities of Bogotá, refreshed quarterly.
Barrio-level estimates use a smaller, more local sample, so they're more specific to that neighborhood but statistically less robust. If a barrio doesn't have enough listings yet, the calculator falls back to locality-level data automatically.
Not yet — the dataset is built exclusively from Bogotá listings, so estimates outside the city won't be reliable.
