Starting from your target monthly rental income, it divides by the average rental yield for the selected locality to suggest a price range — the same average yield is used in reverse if you start from a purchase price instead.

What is rental yield (cap rate) and how is it calculated here?

It's the annual rent divided by the property price, expressed as a percentage — a measure of gross return before financing or expenses. The calculator shows the average yield for your selected locality plus a sensitivity table at ±0.5% so you can see how price or income shifts with that assumption.
